Each Small House package includes a full set of architect-designed construction drawings. These drawings include a foundation plan, floor plan, roof plan, elevations, sections, details, interior elevations, and lighting plan.

We understand that interiors can be daunting, so we wanted to make it easy for you. The Small House Interiors package is a comprehensive spreadsheet that includes pre-selected lighting fixtures, plumbing fixtures, tile, hardware, etc. Quantities and square footage amounts are included, as well as links and pricing, allowing for easy purchasing. The package also includes finishes and fixtures at different price tiers, so you can decide where to splurge and where to save. The package is updated frequently to ensure that all pricing and links are up to date.

The original Small House constructed by Madison and Mark cost $68,000. Construction cost will widely vary depending on factors such as geographical region, current material pricing and whether you choose to go with self-construction or hired construction. After you receive your Small House plans, we recommend bringing them to a local contractor for the most accurate local cost estimation.

At this time we aren’t offering Small House customization, however, you can absolutely have your plans adjusted by your local draftsperson, engineer, or architect..

Small House is constructed primarily with off-the-shelf materials using standard construction techniques (nothing too crazy here!). The foundation is designed to use round pilings and heavy timber beams, while the walls, roof, and floor are framed with 2X wood. The floors, walls, and roof have a layer of plywood, and the exterior is wrapped in metal. We tried to keep the construction of Small House as simple as possible, so we could share it with a wide variety of people.

Since we built the original Small House five years ago, we have worked to incorporate as much storage as possible into the design while still leaving open spaces. Small House has built-in storage in the living, bathroom, and smaller bedroom, as well as cabinets in the living, kitchen, and bathroom. We also believe that living in Small House promotes more intentional consumption- with limited space, you become much more selective about what you spend money on and, in turn, bring into your home.

Small House plans are delivered electronically and can be printed full size (24”x36”) at your local print shop.

Small House makes an ideal coffee shop, independent bookstore, or retail spot. It can be used as short term rental, a vacation home, a hunting lodge or endless other possibilities as its the perfect size for petite offerings.

We worked to make sure Small House drawings were as universal as possible. However, as building codes and regulations vary, you will need to check your local ordinances to ensure compliance.

The Small House plans are non-refundable, so make sure you reach out with any questions you may have before you purchase.

While the original Small House was designed as an elevated structure, you could choose to build the Small House on a variety of foundations- slab on grade, chain wall, etc. This will depend largely on your selected site and the local ordinances. We recommend you have your local architect or engineer design the foundation to suit your building site and the local climate.
